UAE Advertiser Permit Guide for Real Estate Brokers & Agents

Step-by-step guide for UAE real estate agents and brokers to get the advertiser permit and post property content on social media.

If you’re a real estate agent or broker posting on Instagram, Snapchat, TikTok, tiktok and YouTube, you need the UAE Advertiser Permit. Even if you’re not a traditional “influencer.”

Here is everything you need to know about the advertising permit and how it affects you from 1. February 2026.

To find the correct information, we went to the Department of Economic Development (DED) office in Palm Strip Mall (Jumeirah) this morning and spoke with the officials there for confirmation of what is needed.

For those who don’t know who the DED is, it's the authority involved in issuing the UAE social media advertising permit for influencers and individuals posting promotional content.

You’re probably thinking, but I’m not an influencer.. Hold your horses, you will still need a permit.

Do Real Estate Agencies Need the Advertiser Permit?

No, real estate agencies, when posting on an official company channel, do not need the individual Advertiser Permit.

If you, as an individual real estate agent or broker, post promotional content - even on your personal Instagram - you do need an Advertiser Permit.

If you don’t do this, you can be fined AED 10,000!

What Does This Mean For You as a Real Estate Agent or Broker?

If you are posting listings, promotions, or branded content on Instagram or other social media platforms, you need an Advertiser Permit (UAE Media Council permit). This is the only way you stay compliant.

If you are also working as a content creator, you may need an influencer license in UAE as well.

Meaning, if you’re a real estate agent or broker, this is EXACTLY what you need to do.

1. Get a Police Clearance Certificate (Good Conduct Certificate)

First, you need the police clearance certificate, which is required for the UAE advertiser permit application.

Here’s the BEST way to do it:

  1. Go to the App Store and download the Dubai Police app.

  2. Log in using your Emirates ID details.

  3. Select Request Certificate or Permit.

  4. Choose Police Clearance Certificate.

  5. Review your details.

  6. Under Requested Party, select Government Sector.

  7. Certificate language: English.

  8. Under Certificate Required By, choose National Media Council.

  9. Accept terms and proceed to payment.

  10. Pay AED 220 total (certificate + knowledge + innovation fees).

  11. Submit application.

Step 1 completed. The certificate usually arrives digitally.

2. Get a Trade License from DED Office in Jumeirah

To apply for the advertiser permit, you also need a trade license that includes marketing or advertising activity.

The cafe is open from 8:00 AM to 10:00 PM, so we suggest going there early to avoid any traffic. 

Tip: Make sure it explicitly ask for "marketing permit" - they will dell you different things, but trust us, we have done this before.

Here’s what to do:

  1. Go to DED Cafe — Palm Strip Mall, Jumeirah.

  2. Bring:

    • Emirates ID

    • Payment card

  3. Take a token and wait your turn.

  4. Tell them you need a trade license activity related to marketing.

  5. Answer their questions.

  6. Pay the required fees AED 1070.

  7. Receive your trade license.

Voila - 2 hours later, you will leave with a trade licence.

3. Apply for the Advertiser Permit on the UAE Media Council Portal

Now you’re ready to apply for the UAE Advertiser Permit.

  1. Log in using UAE Pass (easiest option).

  2. Select Advertiser Permit.

  3. Choose Resident application (not Visiting Individual).

  4. Upload:

    • Emirates ID copy

    • Police clearance certificate

    • Trade license

    • Personal photo

  5. Add all your social media accounts:

    • Instagram

    • TikTok

    • LinkedIn

    • Twitter

    • YouTube

  6. Confirm you own and operate the accounts.

  7. Watch the short training video (1 min).

  8. Accept terms.

  9. Submit application.

Permit is free for the first 3 years.

You’ll receive a permit reference number, which you add to your social media profiles to stay compliant.

You can now post property listings and promotional content legally as a real estate agent or broker in UAE.

If you’re a real estate agent or broker in the UAE posting on Instagram, you must comply with the Advertiser Permit requirements - whether you see yourself as an influencer or not.
